A re-roof is the biggest maintenance purchase most homeowners ever make — and the one where the industry’s reputation is worst. Our answer is to make everything inspectable: the survey, the spec, the price, and the roof itself when we’re done.
The survey comes first. The drone maps every slope, valley and chimney; you keep the footage and the written condition report whether you hire us or not. The quote is then built from what your roof actually shows — measured areas, real tile counts, photographed problem spots — not a squint from a ladder.
The spec is named, not vague. Membrane brand and grade, treated 25×50 battens fixed to BS 5534, the exact tile (say, Marley Ashmore in smooth grey, or a clay plain tile matched to Knowle’s conservation stock), ventilation, dry-fix ridge and verge. If a cheaper quote doesn’t name these things, that’s the difference.
Solihull’s housing stock is our bread and butter. Three-quarters of the borough’s homes predate 1980, which puts a generation of concrete-tiled semis at the natural end of a 40–60 year roof life. If yours is one of them, you’re not being sold to — you’re due. The survey will show you exactly how due.
Straight answers
Why do quotes for the same roof vary by thousands?
Usually because they aren't quoting the same job: cheaper quotes commonly exclude scaffolding, membrane, waste disposal or hidden-work terms. Our quote itemises all of it, so you can compare line by line — we'd rather lose on price than win on ambiguity.
What about things you can't see until the old roof comes off?
That's the honest risk in every re-roof, so we price it before we start: the quote carries a provisional sum and a printed rate card for timber repairs. If we find rot, we photograph it, price it at those rates, and get your written OK. Unused provisional sums are credited back in full.
How long does a re-roof take?
A typical semi is 5–7 working days plus scaffold up/down. Winter jobs get honest scheduling — we plan around weather rather than promising dates we can't hold.
Do I need building regs approval?
Replacing more than a quarter of a roof triggers Building Regulations, including thermal upgrade rules. We handle notification and your compliance certificate is part of the completion pack.
